These Terms and Conditions govern your booking and stay at Halisi Apartments & your use of our website. By booking with us, you agree to be bound by these terms.
1. Booking and Cancellation:
Confirmation: Bookings are only confirmed upon acceptance by Halisi Apartments.
Amendments/Cancellations: All cancellation and amendment requests must be submitted via email to Halisi Apartments or your booking agent. Changes are only effective upon receiving our confirmation. Refer to the Cancellation Policy below for applicable refunds.
Cancellation Policy:
Short-Term Stays (up to 7 nights): Free cancellation is permitted if requested at least 7 days prior to the arrival date. Cancellations within 7 days of arrival are non-refundable.
Long-Term Stays (8+ nights):
8-27 Nights: Free cancellation if requested at least 7 days before arrival; otherwise, the booking is non-refundable.
28-59 Nights: Free cancellation if requested at least 14 days before arrival; otherwise, a penalty equal to the first 14 nights plus any days elapsed beyond the free cancellation period will be charged.
60+ Nights: Free cancellation if requested at least 28 days before arrival; otherwise, a penalty equal to the first 28 nights plus any days elapsed beyond the free cancellation period will be charged.
Once Occupation Begins: Bookings are non-refundable after occupation has begun, subject to the notice periods below.
7-27 Nights: 14 days' notice required. The booking value, less 14 nights, will be charged if proper notice is given.
28-59 Nights: 21 days' notice required. The booking value, less 21 nights, will be charged if proper notice is given.
60+ Nights: 28 days' notice required. The booking value, less 28 nights, will be charged if proper notice is given.
Non-Payment/No-Show: Failure to pay the balance according to the Cancellation Policy or failure to arrive within 24 hours of the arrival time without notification will be treated as a cancellation, and the Cancellation Policy will apply.
Halisi Apartments Cancellation: Halisi Apartments reserves the right to cancel bookings, in which case a refund of eligible fees will be provided. Halisi Apartments is not liable for any third-party fees (travel, entertainment, insurance, etc.).
Early Departure/No-Show: Early departures and no-shows are treated as cancellations, and no refunds will be issued.
Identification: Failure to provide valid government-issued identification upon request may result in cancellation without refund.
2. Check-In/Check-Out:
Standard Times: Check-in is from 4:00 PM on the arrival date, and check-out is at 10:00 AM on the departure date.
Early Check-In/Late Check-Out: Subject to availability and approval by the housekeeping team, early check-in or late check-out may be permitted for a fee of £50.
Late Arrival: If a "meet and greet" check-in is required, you must notify us of any delays. Failure to do so may result in inability to access the property.
No Arrival: If you do not arrive by 4:00 PM on the day after your arrival date and fail to notify us, your booking may be considered a no-show and no refund will be issued.
3. Property Use:
Permitted Use: The property is solely for serviced accommodation purposes and not for conducting any business, profession, or trade.
Pets: Pets are only allowed with prior express approval. Only cats and small dog breeds may be considered, and a non-refundable pet fee of £350 for cats and £500 for small dog breeds will be charged. Undeclared pets will result in deposit withholding, full pet fee charges, and possible booking termination without reimbursement.
Barbeques and Firepits: Only allowed in designated areas with explicit permission from Halisi Apartments and using provided equipment. Guests must supply their own fuel. Violation will result in a £1,000 fine and possible contract termination.
Naked Flames: Candles and naked flames are strictly prohibited. Halisi Apartments is not liable for any losses, damages, or personal injury resulting from the use of naked flames, including barbeques and firepits. You are responsible for all consequences of violating this clause.
Rubbish Disposal: Guests staying longer than 6 consecutive nights must dispose of rubbish on the local authority bin collection day, as advised.
4. Amenities and Services:
Standard Amenities: WiFi, washing machine, bed linens, and bath towels are provided. Utility usage (WiFi, gas, and electricity) is included in the booking price.
Cleaning: Weekly cleaning is provided for stays over 28 nights booked through booking agents (subject to contract). Interim cleaning at a subsidized rate is recommended for bookings over 14 nights made through other channels.
Cleaning Access: Cleaners may access the property via a key box, or with prior notification agreed with guests for properties without key boxes.
Service Maintenance: Halisi Apartments reserves the right to perform cleaning or maintenance activities with prior notice, without liability for loss or damage to personal belongings.
Property Inspection: For bookings over 14 nights, Halisi Apartments will conduct interim property inspections every 14 nights (or as agreed) to address maintenance issues and ensure optimal standards.
5. Fair Usage Policy for Utilities:
Halisi Apartments estimates a fair usage of utilities at £15 per night for electricity, £15 per night for gas, and £10 per night for water. Excessive consumption may result in a surcharge.
6. Guest Obligations:
Compliance: Guests must comply with all property regulations and instructions provided by Halisi Apartments.
Property Condition: Guests must keep the property clean and in good condition, including all furnishings and equipment.
Damages: Guests are liable for any damages exceeding the security deposit. Halisi Apartments may charge your payment card, send an invoice, raise a claim through your OTA or booking agent, or pursue legal action.
Nuisance: Guests must not cause any damage or create any nuisance or annoyance to Halisi Apartments or neighboring properties.
Uncontactable After Checkout: If damages are caused and you cannot be contacted after checkout, Halisi Apartments reserves the right to charge your payment card, raise a claim via your OTA or booking agent, or issue an invoice.
Personal Belongings: Halisi Apartments is not responsible for loss or damage to personal belongings left at the property.
Travel Insurance: Guests are responsible for ensuring all party members have comprehensive travel and health insurance.
Occupancy: The number of guests must not exceed the authorized amount.
Vehicle Work/Parking: Guests must not service, repair, or park caravans, boats, or large vehicles on the property if it causes a nuisance.
Smoking: All Halisi Apartments properties are non-smoking. Smoking inside the property will result in a £250 fine and loss of security deposit.
Lost Keys/Permits: Guests will be charged for lost keys, key fobs, and parking permits according to a set fee schedule. Additional costs for re-securing the property will also be charged.
7. Illegal Activities:
Prohibited Activities: Guests must not use the property for illegal practices, including prostitution, violent or antisocial behavior, or the possession, use, or cultivation of illegal drugs or substances. A £1,000.00 fine will be charged to your payment card if you are found to have been partaking in such activities on our property.
Nuisance: Guests must not cause any nuisance or annoyance to neighbors, including holding parties, making excessive noise, or using mechanical appliances during unsociable hours (11 PM - 7 AM UK time).
Pests: Guests must not introduce pests to the property. Pest sightings or infestations will result in deposit forfeiture and charges for remedial action.
Disturbances: Guests must not behave in a manner that causes disturbance to neighboring properties. A £1,000.00 fine will be charged to your payment card if you are found to have been holding parties, social gatherings, participating in anti-social behaviour or causing unreasonable disturbances to residents.
Access: Guests must allow Halisi Apartments or its representatives access to the property for cleaning, repairs, emergencies, or to ensure compliance with this Booking Contract.
8. Complaints:
Notification: Guests must promptly notify Halisi Apartments of any complaints to allow for remedial action.
Resolution: Discussion of issues during your stay allows for immediate rectification. Transient complaints cannot be addressed unless raised during your stay.
Written Complaints: If a complaint is unresolved during your stay, submit full details in writing within 7 days of the end of your Booking.
Abuse: Halisi Apartments does not tolerate verbal or physical abuse towards its staff. Abusive behavior will result in a warning, termination of communication, cancellation without refund, and prevention of future bookings. In severe cases, guests may be asked to vacate the property and authorities will be contacted if they fail to do so.
9. Limitation of Liability:
Halisi Apartments' maximum liability is limited to the amounts received for your Booking. We are not liable for unforeseeable losses or business losses.
Halisi Apartments is not responsible for guest's personal belongings, issues between you and us regarding the Booking; any failure in relation to any payments due to the failure of a payment solution provided by a third party; and the rejection of any payment of yours by a third-party payment solution provider.
This does not exclude or limit liability for death, personal injury caused by negligence, or fraudulent misrepresentation, or any matter for which it would be illegal to exclude or limit liability.
10. Law and Jurisdiction:
This Booking Contract is governed by the law of England and Wales, and any disputes will be resolved exclusively by the Courts of England and Wales.
11. Miscellaneous:
Transfer: You may not transfer your Booking without prior written consent.
Severability: If any part of this Booking Contract is unenforceable, the remaining parts will remain in effect.
Entire Agreement: This Booking Contract, together with the Cancellation Policy and our confirmation email, constitutes the entire agreement between you and Halisi Apartments.
Force Majeure: Halisi Apartments is not liable for any failure or delay in performance due to circumstances beyond our reasonable control.

Our out of hours contact number is 07399 081 502. Please contact us by phone for urgent matters when our offices are closed as emails may not be attended. For any emergencies such as fire or flood or danger to life, contact the emergency services first by dialling 999 from your telephone keypad.
